The existing pavement had widespread cracking and settlement, creating safety hazards and detracting from the property’s curb apeal. Management needed a durable, efficient solution that minimized tenant disruption.
The Challenge
Widespread Damage: Multiple roadway sections exhibited cracks, ruts, and uneven surfaces that trapped water and accelerated deterioration.
Tenant Access: Limited parking and drive lanes meant shutting down large areas risked inconveniencing residents and blocking emergency routes.
Budget & Longevity: The property manager sought a cost-effective fix to extend pavement life several years without full reconstruction.
Our Solution
Phased Milling & Removal: Over two evenings, we milled and removed a total of 20,000 sq ft of deteriorated roadway—staggered by section so at least one drive lane remained open.
Hot-Mix Asphalt Overlay: Applied a 2″ wearing course strictly to the milled roadway areas, restoring a smooth, uniform driving surface.
Spray Seal Coating: Treated both the refreshed roadways and adjacent parking bays with a premium, spray-applied sealant to guard against water intrusion and UV damage.
Line Striping & Curb Painting: Repainted all parking stalls, directional arrows, fire lanes, and curb edges in compliance with ADA guidelines and community-branding standards.
The Result
Enhanced Safety: Eliminated trip hazards and potholes, ensuring clear, even drive lanes for residents and visitors.
Extended Pavement Life: Overlay plus seal coating is projected to add 5–7 years of service before major maintenance is needed.
